Despite falling transaction volumes, a historic wave of new supply and an increased cost of capital, sale prices have continued to rise. The national average sale price for industrial properties has reached $142 per square foot in 2024, our latest U.S. industrial market report shows.  

Rising 15.4% from last year and 71.2% from 2019, industrial prices are now approaching office prices on a per-square-foot basis, with office assets trading at $165 per square foot in 2024, which seemed impossible just five years ago.
