Sterling Organization is approaching completion of 307 Bruckner, a 100,000-square-foot last-mile logistics facility in the Bronx that is expected to strengthen urban distribution capabilities across New York City.
JLL has begun marketing the property, which is scheduled for delivery in the third quarter of 2026. Designed specifically for modern logistics operations, the facility combines a 46,000-square-foot warehouse with approximately 46,000 square feet of covered fleet parking and storage, a configuration that is uncommon within New York City’s five boroughs.
Located at 307 Bruckner Boulevard, the development offers immediate access to the Bruckner and Major Deegan expressways and sits less than one mile from the RFK, Willis Avenue and Third Avenue bridges.

The location provides connectivity to more than 16 million residents across Manhattan, Brooklyn, Queens, northern New Jersey and Westchester County while placing tenants near the Hunts Point food distribution market.
The property also includes an 8,200-square-foot mezzanine, four loading docks, two drive-in doors, ESFR fire protection, 4,000 amps of power and the ability to accommodate future expansion.
According to JLL, the project is designed to meet growing demand from logistics providers seeking facilities closer to customers to improve delivery speed and operational efficiency.
“Occupiers want facilities that shorten delivery windows, accommodate growing vehicle fleets and improve operating efficiency without sacrificing proximity to their customers,” says Leslie Lanne, Vice Chairman at JLL. “That’s exactly what 307 Bruckner was designed to deliver.”
JLL expects interest from third-party logistics providers as well as food and beverage distributors, e-commerce companies, building suppliers and service operators. The leasing team includes Lanne along with Senior VPs Jeremy Liebler and James Ferrigno and Senior Managing Director Seth Geldzahler.
As the supply of newly constructed industrial space within New York City’s five boroughs remains limited, purpose-built facilities with modern specifications and strategic transportation access continue to attract strong tenant demand.
