Even the best laid plans go awry but in construction, roadblocks and delays can mean profit loss.
Here are some roadblocks that often create project delays and how to approach them:
1. Mother nature is not on your side: Poor weather in heavy rainfall months can leave you way behind schedule. High winds can also be an issue when working on a high rise or roofing job.
Solution: Build some time allowances for natural disasters and make sure to build budget allowances in your contracts for project damage due to extreme weather.
2. Subcontractors with too many coffee breaks: Subcontractors can be valuable for manpower when you need more crew members than you currently have on staff but sometimes the expectations of your firm get lost in translation.
Solution: Invest in more full-time employees when you can to train and communication expectations of the business and maximize efficiency.
3. Changing project needs: sometimes a requirement for a project arises that is unexpected and outside of the original building plan. Whether it be a need from the client or a nuance specific project that comes on unexpectedly it can lead to project delays.
Solution: You need to manage expectations. If it is a client request or an unexpected building need, immediate communication and transparency is to your advantage. Explain any delay it will cause and let them know a reasonable extension time frame for the project.
