Dranoff Properties celebrated the groundbreaking of its newest property, Arthaus, a 47-story condominium tower located on Philadelphia’s famed Avenue of the Arts, situated at Broad and Spruce streets, across from the Kimmel Center for the Performing Arts.
Designed by Philadelphia-native Eugene Kohn of world-renowned architecture firm Kohn Pedersen Fox Associates, Arthaus is unlike any other condominium building in Philadelphia, boasting 108 light-filled units, more than 36,000 square feet of world-class amenities, including a first-of-its-kind rooftop greenhouse, and more than 4,200 square feet of ground floor retail space. Arthaus will enhance Philadelphia’s skyline with its unique bundled box design, which gives every “haus” its own corner showcasing sweeping views of Philadelphia, from the Delaware River to the Schuylkill River. Occupancy is scheduled for fall 2021.

Dranoff Properties collaborated with Kohn Pedersen Fox Associates to ensure the design of the $253M project was authentic to Philadelphia and would serve as an iconic landmark on the Avenue of the Arts. The design was inspired by the Bauhaus movement – a period of architecture that stressed form and function over excess and decoration. Arthaus offers high ceilings and floor-to-ceiling windows that flood the interiors with natural light, wide-plank oak flooring, oversized balconies and breathtaking, panoramic views from each corner unit.
“The location for Arthaus was an inviting canvas; we wanted to create an expression of luxury living in the center of a vibrant, one-of-a-kind city – a beacon that signals the center of arts and music in Philadelphia,” said Eugene Kohn, Chairman of Kohn Pedersen Fox Associates. “It was an honor to design a magnificent work of art for my hometown of Philadelphia. Every condominium itself is a piece of art that has its own unique story and offers a design aesthetic that is truly authentic to the Avenue of the Arts.”
Every detail at Arthaus has been carefully considered to provide residents a lifestyle without compromise. Arthaus is where inspiration lives and blooms, offering residents a sanctuary in the heart of Center City. The building’s incomparable outdoor spaces will feature an unmatched rooftop greenhouse, where planting and horticulture can be enjoyed year-round. Complementing the greenhouse are individual planting beds, a reflecting pool, outdoor dining, fire pit and an enormous lawn and sun deck. Pets are included in the equation with a separate dog run and pet spa.
Arthaus will boast an array of ultramodern amenities: a 75-foot indoor lap pool and state-of-the-art fitness center overlooking the Kimmel Center, a tranquil library, board room, club room, a dining salon, café with demonstration kitchen and kids’ playroom. In addition, Arthaus will offer a 24-hour concierge, valet services and a Chauffeur-driven town car to take residents to the hundreds of places to shop, dine and enjoy a life of unrivaled pleasure.
Dranoff Properties marked the property’s groundbreaking with a celebratory event featuring the Honorable Ed Rendell, former Governor of Pennsylvania; Philadelphia Mayor Jim Kenney; Eugene Kohn, Founder and Chairman of Kohn Pedersen Fox Associates; Councilman Mark Squilla; as well as other constituents, supporters and neighbors dedicated to the success of the Avenue of the Arts.
