C.W. Driver $36.8 Million Mixed-Use Multifamily Project

C.W. Driver Companies, a premier builder serving California for more than 100 years, broke ground on a 58,258 square-foot mixed-use multifamily product for Begonia Real Estate Development in the San Gabriel Valley. With a total construction value of $36.8 million, the four-story podium structure will feature 74 market-rate apartments, 11,000 square-feet of commercial space and a subterranean parking garage. The project is expected to be completed in June 2023.

Located at 5570 Rosemead, Blvd. in Temple City, the unit mix will offer one-bedroom, two-bedroom and three-bedroom options with floorplans ranging from 732-1,251 square feet. Built to condo-level specifications, all units will feature oversized balconies with built-in firepits and barbecues. The top floor will include 24 penthouse suites with most including private rooftop decks offering views of the San Gabriel Mountains. Three live-work units on the first floor will provide storefronts or walk-in offices with loft space above.

โ€œC.W. Driver Companies is looking to expand further into the multifamily market, as we build more residential product to keep up with Californiaโ€™s heightened demand,โ€ said Jeff Canfield, project executive at C.W. Driver Companies. โ€œWeโ€™ve developed a successful partnership with Begonia Real Estate Development, helping to navigate construction costs and supply-chain issues by ordering materials well in advance and storing them on-site to ensure continuous workflow for our subcontractors.โ€

Future residents of the complex will have access to a two-story fitness studio open 24/7, a community room, a business center with flex seating and a private conference room, and a podium-level courtyard with fire pits, water features and barbecues. Each level will have a โ€œZen retreatโ€ for apartment dwellers needing a quiet, private space. Pet friendly, the community will feature several spaces for residents and pets to stretch their legs outdoors. A partially enclosed garage that extends into a one-level basement will include 180 parking stalls for both residents and visitors and include private storage. C.W. Driver is working with Creative Design Associate on the project.

The Begonia apartments will be located within five miles of San Gabriel Valley attractions including The Huntington, the Los Angeles County Arboretum and Westfield Santa Anita. C.W. Driver Companies and Begonia Real Estate Development have additional plans to build a 200-unit wrap product in the city of Pomona.
