Trader Joe’s Coming to Fredericksburg in $29M Development Deal

Flagging a major Fredericksburg land deal brokered by Coldwell Banker Commercial Elite: the sale of the Ulmanor property and two adjacent Briscoe Lane parcels, combined transactions totaling roughly 37 acres and more than $29M. Allison Graves, Ben Keddie, and Brian Cunningham of CBC Elite represented the seller through a two-and-a-half-year process that required extensive rezoning and coordination among multiple stakeholders.
The sale paves the way for a major mixed-use development in the heart of the city, bringing together three nationally recognized developers, Greystar leading multifamily, Lennar handling residential, and Regency Centers overseeing commercial, and will include Fredericksburg’s first Trader Joe’s, long one of the market’s most requested retailers.
Key details:
  • Address: 3430 Fall Hill Ave, Fredericksburg, VA
  • Type: Mixed-Use Development (Residential, Multifamily, Commercial)
  • Size: ~37 acres (Ulmanor: 34.2 acres; plus 2.185 and 0.815-acre Briscoe Lane parcels)
  • Combined Price: $29M+
  • Agents: Allison Graves, Ben Keddie, Brian Cunningham (CBC Elite)
