Apart from your home’s curb appeal, your choice of roofing also impacts energy efficiency and your home’s value. To choose the ideal roofing style and materials, consider your region’s climate and the home’s architecture. Below are modern roof types you should consider for your home.

1. Flat roof

Flat roofs have a slight undetectable slope that allows water to run off and drain. A flat roof is ideal for use in arid areas. Besides their clean horizontal lines adding a modern look to your home, flat roofs are affordable and easy to maintain. The most common roofing materials used on flat roofs include gravel, metal sheets, rolled roofing, TPO, and rubber.

This roof type adds extra living space by building a rooftop garden, deck, or patio on top of your home. Flat roofs are not ideal for snowy or rainy regions as they are susceptible to water leakage. Consider consulting a reliable and trustworthy roofer like Landmark Roofing for advice on the roof types that are suitable for your locality.

2.Gable roof

Also known as pitched or peaked roofs, the gable roof is triangular and includes various types such as cross gable, front gable, Dutch gable, and more. It has a steep pitch that drains water and snow, making it ideal for snowy and rainy regions. A gable roof can be covered using almost any roofing material like asphalt shingles and tiles. They require more ventilation and enough space for the attic. Since they are steeply pitched with a large overhang surface, gable roofs aren’t ideal for areas that experience high winds or hurricanes.

3. Hip roof

The four sides of a hip roof slant towards the wall at a fairly precise angle to cover all four sides and provide shade. There are various hip roof types which include simple, pyramid, half, and cross hipped roofs. Since its risk of damage is minimal, the hip roof is ideal for stormy, snowy, and extremely windy regions. However, its design complexity requires a lot of roofing materials, making it costly.

4. Mansard roof

A mansard roof design comprises four double-sloped sides that meet at the middle to form a low-pitched roof. Its high height makes it easy to build additional attic storage. If you add the attic storage, consider using dormer windows to bring insufficient lighting. You can use nearly any roofing material to build a mansard roof, but metal roofing materials like copper and zinc are ideal if you want to make a statement.

5. Butterfly roof

A butterfly roof is V-shaped and has two raised wings that meet in a middle valley and are ideal for contemporary designed homes. It allows for large windows that let in more natural light, reducing your heating and cooling costs. You can easily add on PV solar panels, making them suitable for tropical areas.

Endnote

Modern roof types blend in well with modern architecture designs. Consider these tips the next time you install or replace your roofing.
