What Is Commercial Roofing?

A roof is meant to protect your property from the elements. If you are considering getting new roofing for your commercial building, here are some things you should know to make an informed choice for roofing and other types of commercial construction in Brevard County.

What Is Commercial Roofing?

Commercial roofing is a term that refers to installing roofing systems for all kinds of commercial structures, such as office buildings or warehouses. A proper commercial roofing system provides longevity to the roof, protects the building and its contents from harsh weather conditions, and increases energy efficiency.

A commercial roofing expert has the skills, experience, and tools to complete the project according to the requirements. Generally, commercial roofing experts are familiar with building code compliance, different roofing materials such as TPO and PVC, and a thorough understanding of commercial roofing procedures and tools.

Commercial vs. Residential Roofing

Commercial and residential roofing systems are similar as they both provide protection from the elements. However, when it comes to roofing materials and installation processes, both are very different. For instance, commercial and industrial buildings are often equipped with metal roofs, which are less commonly used in residential properties.

Different materials are used in residential and commercial roofing because both buildings have different requirements. For example, residential buildings typically cover a smaller area than commercial buildings. In addition, residential roofing is designed to be steeper so that any debris falls off the roof.

Moreover, commercial roofing systems are made of heavier and more durable materials to withstand extra wear and tear. Commercial roofing systems can also require a different skill set, so it is best to hire specialists. In addition, a commercial roofing company can guide you on which type of roofing system suits your needs.

Types of Commercial Roofing

Metal Roofing

The most common metal roofing materials used in commercial buildings are copper, zinc, tin, and aluminum. Metal roofing comes in a variety of shades and shapes. These roofing systems can last for decades, and they typically do not have issues such as cracking or chipping, which are more common in other types of roofing systems. In addition, metal roofs are easier to maintain.

Thermostat EPDM Roofing

Thermostat EPDM (Ethylene Propylene Diene Methylene) roofing is an excellent option for sloped and flat commercial roofs because it is a synthetic rubber material that is not only low-cost but very durable and energy-efficient.

BUR Membrane or Built-Up Roofing

Most low-slope and flat commercial roofs use built-up roofing, also known as BUR Membrane. These are made from membranes with five layers of bitumen that offer extra protection from the elements. BUR membrane needs minimal maintenance and is fire-resistant and energy efficient.

Spray On Silicone Roofing

Another popular commercial roofing system is a silicone roof coating. It protects the building from water damage and can reflect around 90% of harmful UV rays. Spray-on Silicone roofing is also highly durable.

Green Roofing

A green commercial roof is filled with live vegetation. With proper maintenance, the life of the roofing system can be as long as 50 years. As the name suggests, this roofing system can positively impact the environment. They are typically equipped with waterproofing layers for irrigation and drainage purposes. This kind of commercial roofing is very cost-effective and results in noise reduction.
