Leading project management firm MGAC has been selected to manage the redevelopment of 20 Massachusetts Avenue NW in Washington, D.C. (20 Mass). This new mixed-use destination in the Capitol Hill neighborhood is expected to reach completion in Spring of 2023. MGAC is delivering comprehensive project management services on the reimagining and full redevelopment of the concrete-framed office building, originally built in 1973, across the entirety of the asset’s eight stories, two below-grade parking levels, and mechanical and utility systems. The building is managed and developed by The RMR Group (Nasdaq: RMR), a leading alternative asset management company. DPR Construction is the general contractor and Leo A. Daly is the architect and interior designer for the project.

The building will offer a chef-driven restaurant, expansive retail, a separate office, and hotel lobby on the ground floor. A 271-key Royal Sonesta Hotel will comprise five floors, while Class A trophy office space is available on the top four floors. Additionally, there will be a fitness center on the second floor, a conference center, ballroom, and penthouse amenity with 360-degree city views.

Project features include the addition of three new stories, a 14,500-square-foot penthouse, and a full height and depth bay added to the east end of the building. As part of the gut renovation, openings in existing floor slabs were also added to accommodate two new atria, along with new stairs, elevators, and other core elements to be fitted out for a range of future uses. The west atrium required significant structural reinforcement and the use of robotic demolition equipment to remove the existing concrete floors.

MGAC is overseeing the incorporation of automation features throughout the building, including touchless fixtures, furniture and equipment technology, and automatic doors. Additionally, MGAC coordinated the installation of custom SurePods prefabricated bathroom pods in the hotel component. Manufactured simultaneously with the hotel’s initial construction phase, these state-of-the-art pods maximized efficiency and reduced the construction schedule from a traditional stick-build approach.
