Diversified Roofing Highlights Top 2025 Roofing Trends

 With 2025 now in full swing, the team at Diversified Roofing—a family-owned company based in Phoenix, Arizona, operating in 30+ states across the U.S.—is closely watching the trends that will define the roofing industry this year. From sustainability innovations to cutting-edge materials, they are predicting the top roofing trends that will shape the market in the months ahead.
As Brad Nally, Vice President of Diversified Roofing noted, a trio of roof styles are expected to be especially popular in 2025. They include:
Sandcast tile: This type of tile is popular due to its unique color variation. No two tiles are alike, and to ensure uniqueness, every sandcast tile is handmade. As Nally explained, sandcast tiles are made from all natural materials including clay and sand. “This type of tile is one of the most trending styles of tile currently seen on many homes throughout Arizona,” Nally said, adding that they are especially common in Scottsdale and Paradise Valley. “In addition to the colors being very appealing, sandcast tiles are popular due to the way they add a vintage or older style of architecture to a home.”
Because it is more brittle than traditional concrete tile, sandcast tile requires a specialty crew to install. Most sandcast roofs require using mortar or cement to keep them in place, Nally said, which makes them especially effective at withstanding heavy winds and rains. However, they are also more susceptible to hail and debris from fallen trees.
Black matte tile: “Another popular roof design we have seen many people move towards is a black flat concrete tile,” Nally said, adding that this type of roof provides a more modern look to the home. “The concrete is much stronger and easier to maintain in comparison to something like a sandcast roof and is typically more affordable.” Black matte tile will hold up great to heavy winds and rain, as well as hail damage.
In addition, Nally said, most concrete tiles have quite a long life expectancy (of up to 50 years), “But also remember your underlayment should be replaced every 15 to 20 years,” he said.
As for potential downsides to this type of tile, over time the color of the concrete tile tends to fade. In addition, the weight of the tiles may prevent them from being a safe option for some homes. “If you plan to change your roof to a concrete option, ensure your home can handle the weight associated with these types of roofs. They are typically much heavier than a foam or shingle roof,” Nally said.
Metal roofs: Metal roofs are durable, energy efficient and low maintenance. They are made from a variety of different metals, including steel, aluminum and copper. Benefits include their longevity – up to 40 to 70 years in some cases – and their durability that resists rain, wind and even fire. Metal roofs are energy efficient due to their ability to reflect solar heat, which can also reduce cooling costs by as much as 25 percent. They are also environmentally friendly, Nally said, and metal roofs typically require very little maintenance. As for the “cons” of metal roofs, these include the higher cost to install, denting from hail or debris, and noise from hail or rain – although insulation may help alleviate this.
