Philadelphia has become one of the fastest-growing residential markets in the country, and new developments are continuing to emerge to accommodate this growth. Recent years have reshaped what apartment-living can look like, placing an emphasis on convenience and a wider array of amenities. Award-winning architecture, design, and strategy firm NELSON Worldwide took this into consideration when designing Broadridge Philly Apartments, located just north of Center City in one of Philadelphia’s evolving neighborhoods.
One of the most amenity-driven residential properties in the city, Broadridge sets the standard for how modern residential developments should be designed. The unit mix encompasses studio, studio with alcoves, and one-, and two-bedroom units. An array of 20,000 SF upscale indoor amenities is spread across the street level and the fourth level, along with over 40,000 SF of uniquely designed spacious outdoor decks. Wrapping the historic Divine Lorraine hotel, the building also features retail at street level, creating a new cultural community within the existing neighborhood.

New York City-based RAL Companies & Affiliates LLC, who developed the site, brought on NELSON Worldwide as the design architect to create a sculptural, modern, and playful concept that merges one-of-a-kind art with impressive contemporary design. There are 478 units within the building; every unit on each floor has a different layout and is stacked vertically with the same designed apartment on each separate floor. Each unit features modern appliances, light-filled living spaces, bedrooms, and large spacious closets, a rarity in The City of Brotherly Love. Other unit amenities include wood floors, refrigerators with built-in wine racks, and a quiet air conditioning system with a compressor farm on the roof. These apartments provide an unobstructed view of the Philadelphia skyline and Delaware River that surrounding residences can’t match.
Broadridge’s most prestigious feature is its array of amenity spaces. Residents can access a game room, a fitness center with state-of-the-art equipment, podcasting booths or sound studios with different-sized pentagon-shaped sound-isolating booths for solo or group productions, a pet spa, co-working spaces, and high-end outdoor amenities including a pool and roof terrace, connected to the fourth floor by a cabana lounge with comfortable seating, modern wood paneling, decorative glass tiles, and a kitchenette.
