When you decide that you are ready to sell your home, you will want to pocket as much as you can when you make the final sale. To make the most money you will want to sell the home yourself and not use a real estate agent. However, if you decide to sell your home without using an agent, you will have to do all the leg work they would normally do. What if there was another option?

Another Option to Selling Your Home Without an Agent

Luckily, some companies are now offering a hybrid option that allows you to get the level of help you need or want to sell your house for a flat fee. When you use an agent they are guaranteed a percentage of the selling price of your home. In most cases, the flat fees charged by these companies are a lot lower than the percentage of the selling price you lose by using an agent.
You can locate these companies by going to your favorite search engine and using keywords like “Sell Your Home Online”. These companies will normally offer a solution that will give you three easy steps to sell your home. They will walk you through all 3 of these steps so that you can successfully sell your home.

3 Easy Steps

1.   List Your Home

Some of these websites will allow you to place a basic listing for your home for free. If you just want to use the site to list your home and do not wish to have any more assistance this would be a great choice for you. Once your home sells you will owe them a flat fee for using this service but if you are unable to sell your home you will not owe them anything.
You will start by creating an account and choosing what features you would like to use and you will be able to build a custom package that suits your needs. Some of the choices will come with a fee that needs to be paid in advance of the sale. Then you will be able to list your home for sale at the appropriate asking price.
You will want to make sure that you have pictures of your home to upload so that people can view them and decide if they would like to set up a showing of your property. Most of these companies will offer the service of having someone come out and take professional pictures for your listing.

2.   Set Up Showings.

Even the basic listing package offered by these companies allow for potential buyers to contact you directly to set up appointments to view your home. Some upgrades can give you access to real estate professionals that can help you to prepare your property so that it will look its best when you show it.
They even have an upgrade that allows you to pay a flat fee to have a local agent come out and host your open house if you do not feel comfortable hosting it alone. If you want to have a lockbox to allow a buyer’s agent to show the property when you are unavailable, there is an option to add that to your plan as well.

3.   Sell Your Home

These companies allow you to communicate directly with buyers through the whole process of selling your home. If you prefer for a professional to handle receiving the offers and creating counters you can choose a plan that provides those services. You can take as little or as much control of the process as you prefer.
If you feel like setting up the closing on your own may be overwhelming, you can choose to add that service onto your package and someone will organize the whole closing process for you. All you will need to do is show up and sign about a million and one times.

Get All The Help You Need or Want When Selling Your Home

You will be able to get whatever level of help that you want. Most sellers end up saving over $20,000 in comparison to what they would end up having to pay a real estate agent. Selling your house is simply 3 steps away. It’s time for you to go ahead and take the first.
